OUR PROCESS

Our spirited approach to design has positioned us as a leading Denver interior design studio, guided by a commitment to sincerity, collaboration, and originality on every project. Whether we are working across residentialmodel home, or hospitality sectors, our process is flexible yet intentional.

While the details of each project may vary, our work consistently follows three core phases: Discovery, where we gather insight and direction; Design Development, where creative ideas take shape; and Execution, where every detail comes together seamlessly.

Hospitality

As a hospitality interior design firm, we take a curated and thoughtful approach to every project. We begin by gaining a deep understanding of our client’s vision, brand, and goals. From there, we design environments that feel authentic and create meaningful guest experiences. Throughout the process, clients can expect structured presentations, ongoing collaboration, and clear coordination points. This ensures alignment from concept through completion and supports hospitality spaces that are both memorable and functional.

Discovery
  • Gather objectives, and visionary goals for the project, as well as timeline and budget.
  • Collaborate and communicate; we want to understand your brand and customer.
  • Define project narratives, color direction and begin conceptual ideation.
  • Create space plans from a lens of both experimentation and functionality.
Design Development
  • Begin to curate spaces by defining interior architectural detailing.
  • Select finishes and furnishings that marry textural layering and a mix of materials.
  • Present final design vision to the client for approval.
  • Maximize creative opportunities while keeping budget and schedule in mind.
  • Functionality and user experience remain at the forefront of our priorities.

 

Execution
  • Transform our design concepts from vision to reality.
  • Document the design through drawing set development and FF&E selection and specification.
  • Continue to collaborate and coordinate with the General Contractor, Architect, and project team.
  • Review and approve construction submittals and shop drawings.
  • Oversee and field questions during the construction process and installation.

Interior Merchandising

Our interior merchandising team partners with some of the largest homebuilders in the country, delivering strategic model home interior design across a wide range of product types. From first-time homebuyers to affluent 55+ communities, our designs are tailored to specific buyer demographics. We further refine each project to reflect regional preferences and local market aesthetics across the U.S. Through thoughtful space planning, finishes, and furnishings, our approach to interior merchandising helps buyers connect emotionally and envision themselves at home.

Discovery
  • Get to know the buyer demographics, community, and contextual location of the project.
  • Review the project budget and schedule.
  • Develop an initial vision and concept for each model.
  • Understand builder standards and upgrades for interior finishes, decorative lighting and plumbing.
Design Development
  • Develop space plans for each room from a lens of both experimentation and functionality.
  • Conceptualize design for built-ins, focal walls and interior detailing.
  • Select finishes, furnishings, art, soft goods and accessories for each scheme.
  • Present the final design to the builder for approval.

 

Execution
  • Finalize interior finish selections and design built-ins.
  • Create construction documents and specifications.
  • Procure and coordinate final item choices on time and in budget.
  • Execute on-site installation and finish final details.
  • Final walk-through of the model with the builder, to ensure each detail is perfect.

LUXURY RESIDENTIAL

Our residential team specializes in high-end interior design for custom new builds, full-scale renovations, and luxury residential projects throughout the U.S. Each project is highly personalized and rooted in collaboration. From interior architecture and space planning to furnishings and final styling, our process is intentional and hands-on. The result is a home that feels cohesive, elevated, and tailored to how our clients live.

Discovery
  • Gather objectives and visionary goals for the project, as well as timeline and budget.
  • Collaborate and communicate—we want to understand your family and how you live.
  • Review architectural plans and architectural features of the home and suggest any adjustments if needed.
  • Discuss design preferences and overall vision with the homeowners.
  • Conduct space plan studies to better understand how you will live in the home.
  • Prepare initial mood boards to determine design direction and style preferences.
Design Development
  • Begin to curate spaces by defining interior architectural detailing.
  • Provide conceptual design presentations for all spaces.
  • Develop design palette and select interior finishes.
  • Coordinate cabinet design and appliances, plumbing and lighting selections.
  • Select furnishings, art, soft goods and accessories to complete the space.
Execution
  • Prepare construction documents and specifications for the general contractor.
  • Oversee construction process and make regular site visits to ensure perfection in every step.
  • Execute the installation of all furnishings and add finishing touches to the home.

PROCUREMENT & WAREHOUSING

KTI’s owned and operated warehouse, combined with our in-house procurement team, supports a seamless project experience. Our Denver warehousing and procurement services allow for greater control, organization, and care throughout the design process, no matter where the project is located. From initial concept through final installation, our dedicated procurement, warehousing, and installation specialists manage logistics with precision. This ensures timelines are protected and every detail arrives exactly as intended.

FF&E Procurement
  • Procures and purchases all furniture, fixtures and equipment for each project and manages the status of all orders.
  • Finds and negotiates the best price for our clients.
  • Utilizes an extensive vendor network built over two decades.
  • Aims to increase the value and quality of service our clients receive.
Project Management
  • Excellent communication and accountability from start to finish.
  • Valuable team of advisors, problem solvers and collaborators handling all vendor
    relations.
  • Involved throughout the duration of the project, are on-site during insallation, and
    handle all closing items.
Warehousing
  • Receives all project goods, inspecting and storing in-house for a seamless installation.
  • Quality control and corrections made before installation day.
  • Timely delivery or project goods for a quicker project turnaround and a white-glove installation experience.
